About 3 in 10 Dane County homes and condos cut their price before selling. Here’s how long they sat, where they ended up, and what it means for buyers and sellers, plus this week’s events, a safety tip, and four new rentals.

28% of Dane County homes and condos cut their price before selling, about 3 in 10, with a typical cut of about $20,000

How Big Were the Cuts?

The typical price cut was about $20,000, or roughly 4.3% of the list price. About 69% of homes never changed their price at all, and a small share (about 2%) actually raised it.

Homes That Cut Their Price Sat Longer and Sold Lower

Homes that never cut sold in a median of 6 days, right around their list price. Homes that cut took a median of 46 days, and when they finally sold, they landed about $31,000 (6.8%) below where they started.

Even after that first cut, about 3 in 4 still sold for less than the reduced price, so the price drop usually wasn’t the end of the negotiation.

The Bigger the Cut, the Longer the Wait

The size of the cut matters too. Homes with cuts under 3% sat a median of 33 days. Homes with cuts of 10% or more sat 68 days and sold about 16.5% below where they started.

Bar chart: the bigger the price cut, the longer the median days on market, from 33 days for cuts under 3% to 68 days for cuts of 10% or more

Condos vs. Single-Family Homes

Condos cut a little more often than single-family homes (32.5% versus 27.5%) and sat longer. The typical single-family cut was about $25,000, compared with about $15,000 for condos.

What This Means for You

If you’re buying: a price reduction isn’t a red flag by itself, but it is a signal. Most of these homes still sold below the reduced price, so there was often more room to negotiate than people assume.

If you’re selling: the market is going to make the adjustment either way. The only question is whether you make it on day one, or six weeks in, after your listing has gone stale.

About the data: MLS closed sales of single-family homes and condos in Dane County with closing dates from August 3 to October 27, 2026. Homes that cut their price but haven’t sold yet aren’t included, and figures are medians unless noted. Homes that cut may also differ in condition, location, or timing, so this shows what happened, not what caused it.

Andrew’s Home Maintenance Tip: Test Carbon Monoxide Detectors — Heating Season Check

With furnaces firing up across Dane County, the risk of carbon monoxide incidents rises significantly. CO is produced by combustion appliances — furnaces, water heaters, gas stoves, fireplaces, and generators — and is completely odorless and colorless.

Test every CO detector in your home, replace batteries, and check the expiration date stamped on the unit. You should have a detector on every floor and within 10 feet of every sleeping area. This is a non-negotiable for Wisconsin winters.
